One of the most common mistakes in homeowners association meetings is applying the wrong majority to a resolution. Voting on an improvement with a simple majority when the law requires 3/5 can invalidate the decision.

### 1. Unanimity — Most Restrictive
Requires the favourable vote of **all owners** (present and absent, with absentees having 30 days to object). Absent owners who don't object within 30 days are deemed to have voted in favour (art. 17.8 LPH).
**Required for:** modifying the constitutive title or bylaws; suppressing services that involve modifying the title.

### 2. Three-Fifths (3/5) Majority
Requires **3/5 of all owners** who also represent **3/5 of participation quotas**.
**Required for:** leasing common elements; installing telecoms or solar energy infrastructure; removing caretaker service without amending the title.

Requires the favourable vote of the **majority of owners present** who represent the majority of quotas present.
**Required for:** annual budget approval; election of officers; approving conservation works; special assessments.
