Why Proper Meeting Convocation Matters
A badly issued notice can invalidate all agreements reached at the meeting, even unanimous ones. Spain's Horizontal Property Law (LPH arts. 14-16) details who can convene, when, how, and what the notice must include.
Who Can Convene the Meeting
The community president must call the annual ordinary meeting. In their absence, the vice-president, property manager (by delegation), or 25% of owners may convene an extraordinary meeting.
Minimum Notice Period
At least 6 calendar days before the meeting (art. 16.2 LPH). For urgent extraordinary meetings, no statutory minimum exists, but courts recommend at least 48 hours.

- Date and time (first and second call)
- Full agenda
- Accounts and budget (if to be approved)
- List of owners in arrears
